<p>Ex-AFL footballer and media personality, Russell Robertson, has decided to build his family’s new home at the Settlers Run housing development in the south-eastern suburb of Botanic Ridge (formerly Cranbourne South).</p>
<p>After recently selling his Beaumaris property, Russell said he couldn’t wait to become a part of the community at Settlers Run, with his wife Brooke and son Tex.</p>
<p>“I loved living in Beaumaris, so I was a bit apprehensive about leaving,” Russell said. “But Brooke grew up in Cranbourne and her family still lives in the area, so after a friend recommended Settlers Run she was very keen to take look,” Russell said.</p>
<p>“As soon as we drove into the place, I was basically sold right then and there.”</p>
<p>“Visually, it’s a pretty spectacular location, with amazing views of the city. The homesites are located in and around the golf course, so we’re keen to build something that really brings the surrounding nature and greenery into the home.”</p>
<p>“People are already living at Settlers, so the place already has that established community feel that is growing by the day.”</p>
<p>“There’s great access to nearby shopping and entertainment areas, the Royal Botanic Gardens Cranbourne are right next door and I fancy myself as a bit of a surfer, so its great that the beach is only a short drive away.”</p>
<p>“It’s safe, it’s clean, it really is a terrific place to raise a family, and we plan on being here for quite a while,” he said</p>
<p>Russell said that the on-site golf course and country club, complete with an indoor pool, tennis courts, spa, sauna and gym, had been a significant factor in his decision to buy at the development.</p>
<p>“I’m a bit of a sports nut, so it’s going to be great to be able to stroll down to the course and work on my swing, have a game of tennis at the club or jump in the pool for a few laps.”</p>
<p>“The club also has a great restaurant and café, which acts a bit of a focal point for ‘Settlers’ residents to meet, grab a meal and get to know each other. I’m really looking forward to meeting the locals and getting involved in the community,” he said.</p>
<p>Russell also said he was excited about being involved in the design and construction of his new home.</p>
<p>“By starting from scratch and building on an empty block, we have the opportunity to really customise our new home and have it built exactly the way we want it,” he sad.</p>
<p>“Brooke’s got a lot of ideas for the place, but as long we have a home cinema so that Tex can watch DVDs of his old man kicking a bag of goals for the mighty Dees, I’m happy!” Russell said.</p>
<p>Last December Settlers Run received the 2011 Urban Development Institute of Australia (Victoria) Award for Excellence in the ‘Integrated Water Management’ category.</p>

			<content:encoded><![CDATA[<p>One of Melbourne’s most exclusive residential developments, Settlers Run at Botanic Ridge (formerly Cranbourne South), has taken home the 2011 UDIA (Victoria) Award for Excellence in the ‘Water Management’ category.<br />
Having already received the 2009 UDIA (Victoria) Award in the ‘Landscaping’ category, Settlers Run was looking to build upon its impressive reputation at this year’s awards ceremony.<br />
Daniel Smith, Victorian General Manager of Medallist Developments, the company responsible for the development, said he was absolutely thrilled with the award.<br />
“Despite stiff competition, we were quietly confident that the innovative and thoughtful approach we took to water management at Settlers Run would be recognised by the UDIA judging panel,” Daniel said.<br />
“It is a great honour to receive this prestigious award and it really validates the hard work and effort of all involved in the project.”<br />
“This award will be a source of pride for our entire organisation,” he said.<br />
Daniel said that Water Sensitive Urban Design had been a major focus for Settlers Run from day one. </p>

<p>“Right from the planning stage, we had the foresight to secure a recycled water license,” he said.</p>
<p>“This enabled the installation of pipes to deliver 120 mega-litres of Class A recycled water per year for large-scale irrigation of the golf course and the development’s parklands.”</p>
<p>“In addition, Environmental Sensitive Design principles were also adopted to ensure that all treatment systems met best practice to protect downstream areas. These measures included bioremediation filters, drainage swales, sedimentation ponds, retarding basins and wetlands.” </p>
<p>“We also introduced Design Guidelines to ensure all homes would meet the latest environmental standards, including the installation of approved residential water tanks to collect on-site water from house roofs and utilise it for toilet, laundry and garden irrigation.” </p>
<p>“These water efficiency have ensured the creation of a development that doesn’t rely on the community water supply for its large-scale irrigation,” he said.</p>
<p>Daniel also said that under a world-first pilot project for golf course sustainability water usage at the development’s on-site golf course was completely sustainable.</p>
<p>“Approximately 80% of the water used on the course is recycled and supplied by a nearby treatment plant, with remaining 20% coming from water run-off that is collected in an on-site dam,” he said. </p>
<p>“Throughout the golf course, extensive lakes and wetlands have been constructed to naturally treat storm-water run-off, and a 30,000 litre recycled water tank was installed at the Golf &#038; Country Club.” </p>
<p>“Many of the sustainability measures currently being tested at Settlers Run will be rolled out across more than 190 courses in 25 countries around the globe,” he said.<br />
Settlers Run also benefits from a prime location, with properties integrated into the Settlers Run golf course and set into an undulating landscape, all just 45 minutes from Melbourne’s CBD.<br />
“Homes at Settlers Run are designed to reflect the natural beauty of the surrounding environment and bring it into the home, and situated to maximise the estate’s stunning city skyline views,” Daniel said.<br />
“The estate also provides nearby access to exquisite parklands, the Royal Botanic Gardens are right next door and it’s only a short drive to the beach.”<br />

<p>Trudi Kerr, Settlers Run sales consultant, said that so far the Norman Precinct had been particularly popular with home-buyers.</p>

<p>In what is believed to be a world-first pilot project, the Settlers Run Golf and Country Club in Melbourne’s south-east is to become an environmentally sustainable golf course offering carbon offsets.</p>
<p>Global golf course manager Troon Golf is reversing common perceptions that golf courses have a negative impact on the environment.</p>
<p>The course has also been earmarked as a possible ‘carbon sink.’ This would allow the course’s operators to earn and on-sell carbon credits under the federal emissions trading scheme set to be introduced in 2015.</p>
<p>David Lunardelli, Troon Golf’s Director of Agronomy, said that the Settlers Run course would act as a global pilot for golf course sustainability.</p>
<p>“For far too long golf courses have been seen as environmental vandals. At Troon we want to change that perception by designing courses that exist in harmony with their natural surroundings,” Mr Lunardelli said.</p>
<p>“Many of the sustainability measures currently being tested at Settlers Run will be rolled out across more than 190 Troon courses in 25 countries around the globe.”</p>
<p>“Our ultimate goal is sustainability at all our courses. We want to change the perception of golf courses as merely a place for sport and recreation to a place of ecological progress and environmental conservation: A nature reserve with 18 holes!” he said.</p>
<p>The Settlers Run Golf Course &#8211; located within Medallist Developments’ Settlers Run housing estate in Cranbourne South &#8211; is a Greg Norman creation. The ‘Shark’ has incorporated the best elements of Melbourne&#8217;s renowned sandbelt courses into a single dramatic world-class golf course.</p>
<p>Mr Lunardelli said Troon Golf was also exploring the possibility of utilising the course as a carbon sink, through the natural sequestration of carbon by the trees and turf on the course.</p>
<p>“This would enable the Club to earn carbon credits and use them to offset the course’s emissions, the emissions of surrounding homes even or on-sell them to other companies.”</p>
<p>“In what is fast becoming a new age of ‘green golf,’ the possibilities are endless,” he said.</p>
<p>Some of the sustainability measures currently employed or under consideration at the Settlers Run course include soil auditing, reduction of chemical and pesticide use, use of effluent water and carbon offsetting for travel to the course.</p>
<p>The course has been designed to work with the existing land plan where possible, taking into consideration the undulating landscape, established trees and surrounding natural wetlands.</p>
<p>Troon’s march toward sustainability also reflects the green approach Medallist Developments has taken to the entire Settler’s Run housing estate, which is located directly next door to the spectacular Royal Botanic Gardens in Cranbourne.</p>
<p>These measures include water sensitive urban design, the use of recycled water, minimum five-star rated home designs, solar energy and extensive landscaping.</p>
<p>Medallist’s approach to the development has always involved a primary focus on ecological renewal, with the company undertaking a biodiversity study on what was formerly degraded farmland before moving forward with the project.</p>
<p>More than 700,000 trees have been planted across Settlers Run to date.</p>

<p>A builder who is currently building and selling new homes in one of Melbourne’s most popular housing developments &#8211; Settlers Run – loved the place so much he decided to live there!<br />
The award-winning Settlers Run community offers edgy, modern home design in a tranquil semi-rural environment just 45 minutes from Melbourne’s CBD.<br />
The estate is built in and around a world-class golf and country club with a Greg Norman designed golf course, to which all Settlers Run residents receive automatic membership.<br />

Craig Garvey, Director of Botanic Homes, said that the development’s exquisite natural setting, spectacular views and true community feel were the major factors in his decision to build and live at Settlers Run.<br />
“The first time I laid eyes on Settlers Run I could immediately see its potential,” Craig said.<br />

Daniel Smith, Victorian General Manager of Medallist Developments, the company responsible for the development, said that Settlers Run was fast becoming the estate that offered something for everyone.<br />
“With stunning views, close proximity to retail nodes and entertainment precincts, all just 45 minutes from the city, I am not surprised by the high level of buyer interest we have seen in the development,” Daniel said.</p>
<p>“To maintain diversity and improve affordability a diverse range of land sizes with varying prices are available. Individual lots offered range from 472 sqm to 2520 sqm.”<br />
“The golf course and country club has also been a significant drawcard for buyers.”<br />

“Importantly, with a large number of home buyers already living at the development and many currently in the process of building, Settlers Run already has a true community feel, which is growing by the day,” said Daniel.<br />
Botanic Homes are playing an important role in building the local community, which Craig also said is already well established. The company sponsors the local golf club’s junior pennant team and is a major sponsor of the nearby Fleetwood Primary School, supporting the school’s breakfast program.<br />
“Over the years, I have been involved in the construction of many new residential developments and from my experience it is very rare to have such a great community atmosphere in such a new development,” Craig said.<br />
“At Botanic homes we are not only involved in building houses, we are also helping to build the local community and ensure that Settlers Run remains a great place to live for decades to come.”<br />

Botanic Homes have to date built 8 homes at Settlers Run, with an additional 7 currently under construction. The company is also set to begin works on another 6 homes this year, with at least 14 planned to start in 2012.<br />
Craig also said that Botanic Homes were actively working to build upon the development’s approach to environmental conservation and sustainability.</p>
<p>“The creation of Settlers Run involved a variety of environmental sustainability initiatives, such as water sensitive urban design, the use of recycled water, solar energy and minimum Six-star Rating home designs,” he said.<br />
“Over 700,000 trees have been planted at the development since the project began and in a world-first pilot project the local golf course is to become environmentally sustainable.”<br />

			<content:encoded><![CDATA[<p>A PRESTIGIOUS Cranbourne golf club has been crowned as one of the best residential courses in Australia.</p>
<p>Settlers Run Golf and Country Club was ranked the fifth best residential course in Victoria and 10th overall in Australia in the second biennial Golf Australia’s Best 30 Residential Courses list.</p>
<p>The rankings were based on course design, course conditioning and the ‘wow factor’ of the development.</p>
<p>The club was opened in October 2007.</p>
<p>Settlers Run general manager Jane Bell said the ranking reinforced what staff and residents already thought of the club.</p>
<p>“The team at Settlers Run and our residents have always believed the development to be one of the best in Australia, so to be named the fifth best residential course in the state by Golf Australia is a great honour,” she said.</p>
<p>“We are very proud of the reputation Settlers Run has secured since opening, not only as a golf course but as a wonderful place to live.”</p>
<p>More than 400 people are members of the club, which boasts a Greg Norman-designed championship golf course.</p>
<p>Settlers Run Golf and Country Club is managed by Troon Golf, a recognised leader in prestige golf course management, development and marketing around the world.</p>
